Hi Kevin, please kick things off for us with an introduction to yourself and your story.
I was deployed in Iraq, and one of my soldiers handed me “Rich Dad Poor Dad.” After that, I started investing in real estate. It changed my way of thinking. I started out doing just about everything in residential real estate but did not systemize very well. I discovered self-storage in 2017, and it made a lot more sense to me and was much easier for me to set up systems. I discovered and developed a way to modernize older facilities and set them up both online and by phone automatically so that customers were able to utilize online resources vs. phone call resources, giving them a choice on how to manage their self-storage unit. If they prefer not to deal at all with a human being, they don’t have to. Or if they prefer to speak with someone, that is also available. Most folks prefer to do everything on their smartphone these days, but that does not include everybody, so we have both options available. When we picked up Sunset Storage, it had not been managed for a couple years due to some legal problems with the previous owners. It was in rough shape. We completed fencing in all three locations and added keypad gated entry for a big upgrade in security. We did a ton of repairs, including: Doors needing fixing or replacing, Repairing a lot of old dents, Added lighting and camera security at all three locations, a ton of landscaping. It was like a jungle before, especially Pine Street, new signage and improved visibility, much better customer support, which was pretty much non-existent previously, we added parking at Sunset Boulevard and most recently, added a brand new climate-controlled building at Sunset Boulevard due to the increased demand which we are currently filling up.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
As all entrepreneurs know, nothing goes exactly according to plan. A lot of the struggles involved the transition. Previous ownership was in receivership due to the legal troubles, and there was a lot of theft taking place in the form of cash payments off the books and occupied units that weren’t being paid for. Additionally, there were abandoned units that no one was keeping track of. By improving security and accountability, this ended up in a much safer, more secure facility for the majority of customers who are normal, everyday, law-abiding folks. Additionally, we had to do a lot of the repair and replacement that was previously mentioned to get the units up to speed as well as the facility as a whole. Some of it was for beautification and making it a pleasant place to be, and others were for security and safety upgrades. We have been fortunate to have excellent contractors along the way that we have worked with. Sometimes hiring the right people can be a struggle, but that hasn’t been the case for us. Initially, it was Mike and Teri Moody who were helping me manage it locally and I have been utilizing their excellent call center for some time. Now, Jack Crosier has taken over for them locally and picked it up without missing a beat. Like I said, we’ve been very lucky.

What do you like best about our city? What do you like least?
I like best the small-town feel. I’ve been working in rural America for the last 20 years, and there’s just something different about the people in a small town. You get to know most of each other, supporting each other’s businesses and kids as they grow up, sports activities, faith communities. It’s a lot different from the larger cities where I grew up.
The thing I like least is it is difficult for me to get there with any regularity due to its remote location when I live across the country raising my five kids.
