Inspiring Conversations with Patrick Hanlon of Home Buyers of Savannah

Today we’d like to introduce you to Patrick Hanlon.

Hi Patrick, please kick things off for us with an introduction to yourself and your story.
I was born and raised outside Chicago, but once I could leave, I did. I have always been interested in national security, so at 18 I moved to DC for college. I studied International Relations at American University and enlisted in the Army National Guard in my senior year. Shortly after graduating, I got hired by Accenture Federal Services doing consulting work for the Department of Defense. Juggling both was crazy, and eventually the pull of the military won out.

I entered the Special Forces pipeline, earned my Green Beret, and knocked out a deployment. After that I commissioned as an infantry officer and deployed with the 82nd Airborne, but I found my way back to special operations—this time with 1st Ranger Battalion here in Savannah. But like many guys in Special Operations, the training and deployments took their toll. In 2022, I had spinal surgery and was medically retired. It was hard to leave, but I’m so grateful I got the chance to lead Rangers overseas. That was the highlight of my life.

I’d been investing in real estate on the side since 2017, so when it came time to figure out what was next, I had something to build on. My wife Savannah—a former Air Force Captain with a background in computer science—and I launched Home Buyers of Savannah in January 2024. We buy houses for cash, as-is, no fees or commissions. A lot of the people we work with are facing foreclosure, going through probate, or just stuck with a house they can’t deal with anymore. We try to make it simple by purchasing directly from the seller.

Savannah is home now. We’re here to stay, and we care about this community.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Definitely not. I don’t know anyone that has a smooth transition out of the military. Starting a business on top of that didn’t make things easier. In the national security space, my credentials were solid and I didn’t have trouble opening doors. But most civilians could care less and I had the door shut on me multiple times in the real estate world. The experience was humbling.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
Home Buyers of Savannah is a cash home buying company. We buy single family homes, multifamily properties, land, mobile homes, commercial property, and everything in between. We buy everything as-is—no repairs, no cleaning, no fees, no commissions. If you need to sell fast, we can close in as little as one week.

A lot of the people who come to us are dealing with situations where a traditional sale just doesn’t make sense. Maybe they inherited a house they can’t maintain, or they’re facing foreclosure, or they’re going through a divorce and need to move on quickly. Some folks have houses with major damage, code violations, or difficult tenants. We’ve worked with all of it. Since we started, we’ve helped prevent nine foreclosures and guided three families through probate.

What sets us apart is pretty simple: we’re local, we’re transparent, and we actually care about the outcome for the seller. My wife and I live here. We own property here. We’re not an out-of-state company that bought a list of distressed homeowners and hired a call center to harass them. When you work with us, you’re working with us—not a middleman.

Home Buyers of Savannah buys houses throughout Savannah, Richmond Hill, Brunswick, Statesboro, Guyton, Rincon, Hinesville, and even South Carolina. When you call us, we’ll schedule a time to visit that works for you, inspect your property in person, and give you a real offer on the spot—not a ballpark number that gets changed later after we’ve actually seen the house.

We also try to educate people. Selling to a cash buyer isn’t the right move for everyone, and we’ll tell you that. If listing on the market makes more sense for your situation, we’ll say so. We’d rather lose a deal than push someone into something that isn’t right for them.

On the community side, we’re proud of our partnership with the Historic Savannah Foundation—we’re leading the renovation of a historic home in Carver Heights. We also give back to Ranger Investors and the Wounded Warrior Project, two groups that many of our veteran team members have greatly benefited from.

Do you have any advice for those just starting out?
Be careful of what you consume on social media. It’s easy to fall for the get rich quick schemes. And don’t ever compromise your integrity – it’s not something you can ever get back.
